RISMEDIA, (MCT)—The explosion of remodeling shows on TV and makeover spreads in magazines has whetted America’s appetite for glamorous rooms brimming with the latest furnishings, appliances and color schemes. Kitchen remodels are among the most popular, according to a report in the August issue of Consumer Reports and online at consumerreports.org. And the economic slowdown means there are outstanding deals on everything from cooktops to countertops. It also means kitchen designers and building contractors are eager for work and willing to negotiate.

But bargain prices and good looks aren’t everything, said Celia Kupersmzid Lehrman, Consumer Reports’ deputy home editor.

“When remodeling a kitchen, functionality is every bit as important as style. Fortunately there are many products that look good and work well,” she said.

The design of your kitchen is every bit as important as what goes into it, said Jim Spence of Spence & Vaughn Fine Kitchen and Bath in Maitland, Fla.

The most functional design is based on the ‘work triangle’—the relationship between the prep area, the cooking area and the sink, said Spence. Ideally, the distance between them should never be less than four feet or more than nine feet. Of the three areas, the most-used is the sink.

When planning a remodel, determining your budget is one of the first steps. The National Kitchen & Bath Association (NKBA) calculates the average kitchen remodel costs between 10-20% of the home’s value. But obviously, the extent of the makeover determines its cost.

Determining your priorities is another key step, said Phil Johnson, a partner at Spence & Vaughn and a certified kitchen designer. “Do you love to cook? If so, now might be the time to consider professional-style appliances,” he said. “Do you have a large family? Consider how best to accommodate them in your new space. Think about the things you love in your old kitchen—and the things you dislike.”

Johnson recommends the following steps for a successful kitchen remodel:

-Do your homework. Watch TV remodeling programs, clip appealing pictures and articles from magazines, attend remodeling seminars, visit home shows and parades of homes. Consult with a kitchen designer who is a member of the NKBA, who has the training and experience to avoid many of the things that can go wrong with a remodeling project.

-Visit a showroom. Examine the options in cabinets, countertops, appliances, flooring, plumbing and lighting. Decide what you want—and can afford.

-Schedule a home visit. The designer/installer needs to measure the kitchen and adjacent rooms, and make a note of existing walls, doors and windows, electrical supplies, ceiling height, attic access, type of wall construction, plumbing details, etc.

-Finalize the project. The design is refined, construction plans are completed, appliances and supplies are ordered—and the initial deposit is paid.

-Survive the dust, noise and workers. With proper supervision, the disruption can be kept to a minimum. Make sure materials are ordered and on the way before beginning the tear-out. Clear a space in the garage for workers’ tools and supplies and items removed from the old kitchen. And communicate regularly with the designer/installer.

4 rules to keep in mind as you begin to remodel your kitchen:

1. Don’t rush. There are many kitchen products that combine value, performance and good looks. Take time to meet with professionals, browse the Internet and visit showrooms and home centers. Haste can be costly. Changing your mind after the project is started typically adds about $1,500 to the cost of a kitchen project.

2. Size matters. In addition to being expensive, oversized kitchens can be exhausting to work in and keep tidy. A more compact kitchen often functions better. The National Kitchen & Bath Association website, nkba.org, provides guidelines for optimal space between appliances, cabinets and islands.

3. Beware of budget busters. Leave a 10-15% cushion for surprises, such as unexpected structural repairs. Avoid settling for a cheap option, thinking someday you will replace it with something you really want. Chances are that will never happen.

4. Get it in writing. When using a professional for a remodel, the written contract should list each phase of the project; every product, including the model number; and copies of each contractor’s license, and workers compensation and liability insurance to confirm they are current. Call references and, if possible, visit them.

Last week was a great week, but Friday, my emotions: up and down.

But isn’t this life? Do you have “those days?” Do you have the days you just want to forget? I started to ask the people I know who I consider the most together and most successful. They all answered the same way, “of course.”

So, if that is the case that everyone has up and down emotions, isn’t the following true? “The person who gets through their down emotions the fastest, wins.”

Let’s face it, we all have “those” days, so understanding that we all have all been dealt those cards, let’s figure out how to minimize the effect of the down emotions.

Fannie Mae “Lockout” a Pathetic Bluff

Los Angeles, CA (PRWEB) – Intended to scare troubled homeowners, Fannie Mae’s threat to “lockout” strategic defaulters is a deplorable bluff that will hurt the market instead of help it.

Philip Tirone, mortgage broker and author of 7 Steps to a 720 Credit Score, said that Fannie Mae has no intention of locking out homeowners who foreclose when they can afford to make their payments. In a plan announced Wednesday, Fannie Mae said these “strategic defaulters” would be ineligible for loans for seven years after the foreclosure.

“If we want our economy to recover, these people must have the ability to re-enter the market as soon as possible,” said Tirone, adding that approximately 2.5 million homeowners are expected to go through foreclosure this year alone, not to mention the millions more who have lost their homes since the recession began.

“Like typical government policies, this one is not thought through,” said Tirone. “Fannie Mae’s announcement will not keep financially troubled individuals in their homes longer, but it might scare them from reentering the market and helping the economy grow.”

“The government wants to see the economy recover, and with Fannie Mae in the pocket of every politician, its stringent policy will be short-lived,” said Tirone. “If a person has a sizeable down payment and a reestablished credit score, and can afford a home that reduces his monthly payments, why would Fannie Mae stop this buyer from reentering the market and taking an empty home off its hands?”

Indeed, Fannie Mae has already stipulated that it would lower the lockout period for people with “extenuating circumstances.” And even as it issues its threat, Fannie Mae is relaxing its existing guidelines that call for a five-year lockout.

Tirone predicts that Fannie Mae will loosen this seven-year lockout period when it sees the market stabilize.

“Mark my words,” said Tirone, “Fannie Mae is just yammering on.”

Even if they plan to uphold their threat, Fannie Mae’s warning will not succeed in keeping homeowners from strategically defaulting, said Tirone.

“The numbers do the talking,” said the credit and mortgage expert. “Many of my credit clients are underwater by as much as 75 percent. Fannie Mae is giving these people a choice: Are they going to wait for their equity to return, or are they going to face a seven-year lockout as renters? Most will choose the latter as they will be unwilling to wait for their equity to return, which could easily take seven years anyway, and only if the market recovers.

Moreover, the government-owned enterprise is failing to tell homeowners one important fact: Fannie Mae is not the only lender in town, and buyers have plenty of other avenues to homeownership. For instance, a person who went through a foreclosure yesterday can buy a home today using owner financing, said Tirone.

Tirone called Fannie Mae “a playground bully” who is simply trying to scare troubled homeowners, many of whom can barely hang on.

Having one of those days… Again.   Personal Growth and Development Day 49

I thought I was over having days like this.  It’s about 1:00, and I just realized that I’m not “feeling it” today.  I’m not feeling motivated, excited, quite frankly, I just want to go home and do nothing.

Yet, if I did that, I would feel even worse.  I love the feeling of being productive; I love the feeling of accomplishing something.

This is what I don’t understand about personal growth and development, sometimes I wish I could walk around, numb to life, with no desire to grow and improve.

While we have big wins this week (we hit page one of Google for one of our sites!), we had a lot of change, and not everything went as planned (when does it ever?)

So I called one of my coaches, Gary Ryan Blair, and asked him what he does during these days, he says, “Phil, business is a matter of managing the ups and downs of your emotions.”

So… since business is part of our every day life, I’m going to substitute the word “business” for “life,” and say this:

“Life is a game, and he who manages the ups and downs better, wins.”

What would you do?  Day 24-30 – Personal Growth and Development

I’m convinced the any personal growth and development is not always rosy. There are always those experiences when you ask yourself, “Is this the right way?”

These are the moments when most people turn back, when most people say, “It must not be right, it must be too big of a goal. I just don’t have it in me.” This is what I have done too many times in before, and I’m done with living life that way.

This week it happened again, I get in certain conversations and all my energy-draining thoughts come back (Is the goal too big? Am I crazy for making this public? etc., etc,) but I pushed through them every day this week, because I’m giving myself no choice.

I had a couple things come to fruition recently that were no where on my radar screen a week ago. These alone could take me to my goal, and to think that there were not a part of my life a week ago is amazing!

The more I push through these negative and disempowering thoughts the more I realize that this is what separates those that “live the life” vs. those that “want the life.” These thoughts are non-stop and as long as a person entertains them, they will be disempowered, and miracles won’t happen in their life. The choice is yours, what do you choose?

Massive Growth – Personal Growth and Development – Day 20-23

To say that this week was a success around business, and Personal Growth and development would be an understatement. Miracles abound!

Isn’t it always this way, right when things get very difficult, right when you want to quit, something happens! Something magical! I love that!

Many great things happened this week, but it started when one of my team members called me out for being too “realistic.” Wow! I didn’t even realize that I was! I needed that person to call me out and say to me “Phil – Stop it! I’m playing this 100 days to win and when you are negative, it brings me down!” This is why we need people around us, we need people to know our goals so that they can support us. Show me your friends, show me who you spend most of your time with, and I will show you who you are.

The next miracle happened when I was taken under the wing by a brilliant internet marketer named Tellman Knudsen. If anyone wants to build an internet business, START HERE, he’s the master. I called him with an proposal how we could generate some income together, he gracefully declined and then proceeded to coach me on what I need to do for the next hour and a half! Amazing miracle!!!! I spent the entire week working on the steps and will be putting them into action next week! Thank you Tellman, talk to you next week!

We had another “Name Your Price” teleseminar, and although we are not making money yet (people are taking HUGE discounts), the people are so excited and telling me that they are spreading the word! If this is true, it’s only a matter of time before we explode with our message. Here is a email I got from a lady, that I had to share:

Our 100 Day Guide – Personal Growth and Development – Day 16-18

Here is how we are going to have the best 100 Days of our life, thanks to amazing personal growth and development. This comes courtesy of Gary Ryan Blair, The Goals Guy.

Let me begin my saying… don’t try to get this right, just get the first draft down and posted on the site as soon as possible! As you will see, even with my plan, there are some things that need to be added. As my coach Dan Sullivan says, “Get the first draft 80% complete and move on!”

The 5, 4, 3, 2, 1 Plan

Here it is plain and simple… list the:

5 “Must Do’s”
4 Things You Must Stop Doing
3 Things You Must Delegate
2 People to Hold You Accountable
1 Big BANG (Bold Audacious Noble Goal)!

Let me review each of these….

5 “Must Do’s” for the next 100 days.
Knowing what you want to accomplish over the next 100 days, what are the five things that you ABSOLUTLY must accomplish? Think of it this way, if you didn’t do these five things, there is no way you would accomplish it.

4 Things You Must Stop Doing for the next 100 Days
What are four things you are currently doing that does not support your Big BANG? Write those down as it is time to stop doing them (at least of the next 100 days!). It’s time that you honor yourself! Doesn’t that just feel right?

Warren Buffet says it best, “The difference between successful people and really successful people is that really successful people say no almost all the time.” See, many people are addicted to the “yes.” YES, I will join this, YES, I will do that for you, YES, I will take on that project. Well, for the next 100 days, only say YES to the things that will contribute to your Big BANG!

3 Things You Must Delegate for the next 100 Days
Some of you may be thinking… Delegate? I don’t have any employees! The good news is that you don’t need employees to delegate. At the very minimum, you need people who are excited and committed to your goals! Who might that be? Your children? Your significant other? Your spouse? Your business partner?

Let’s face it; there are certain things that make sense for you to spend your time doing, and certain things that don’t make sense. We all only have 60 minutes in an hour, and 24 hours in a day… that is it! You are going to need to MAXIMIZE your efficiency to hit your BIG BANG!

So whether you are going to delegate to people in your life or your employees, you need to list three things that you are not going to do for 100 days (not forever, just 100 days!)..

2 People to Hold You Accountable
THIS IS CRITICAL!!!! You need two people in your life to hold you accountable to your personal growth and development. Anytime you are going to accomplish a BIG BANG Goal, you need people in your life that you talk to on a daily or every other day basis that is going to lift you up when you are down, AND, you will do the same for them! Do not choose people who are going to say that your goal is “not realistic, impossible, improbable” those type of people will guarantee one thing – that you won’t achieve your goal

You have two choices:

1) Invite two people in your life (friends, family, co-workers) to join our group, participate like you are and be your partner!
2) Ask for a partner from our group and you can do that by asking them to be your partner directly! You can post a reply to one of their posts and simply ask them if they would like to be your accountability partner.

1 Big BOLD Audacious Noble Goal (BANG)!
This is the fun part. When you do the “5 Must Do’s,” and Stop doing the “4 Things,” and delegate “3 Things” and have two great people hold you accountable… what is the Big BOLD Audacious Noble Goal that will be possible?

DECLARE IT!!!!

Here is mine:

5 MUST DO’S for the next 100 Days

1) Work the X Factor. Identify it and implement it.
a. How to I get 7-10x more people enroll into our program?
b. Easy ways to make $500K in 90 days
c. How to get You Tube videos to have 1.0 million views?

2) 1/1 Numbers Training (Accounting) – This is the weakest part of my business
a. I will know my numbers well enough to be able to explain in to my wife

3) Be mentored by Gary Ryan Blair

4) Identify all the contradictions in my life, and change ten of them of them. My current contradictions are below:

- Emailing my clients over an over to the same event
- Emailing my clients about someone else that I REALLY don’t know that well!.
- Being “salesy” in any way
- When I’m not being myself b/c I don’t want to upset my wife
- When I’m thinking of people are real people with real problems
- When all I do is think about the marketing… not the message
- When I’m not focused on the quality… just the quantity (SEO, Video)
- When I’m only worried about making money, not touching lives
- Not trusting my intuition with my staff, letting my brain guide me, not my gut
- Saying “Yes” because I think I can, not because I REALLY want to do something
- Saying “Yes” to much…
- Doing anything that feels like a FORCE
- Auto Loan Advantage – Trying to motivate people that really aren’t motivated
- Traveling because I think I need to
- Doing project because I think I need to
- Hiring consultants that don’t know what to do….

5) Say no to all new projects and activities for the next 100 Days

4 Things to Stop Doing

1) Stop Checking my email first thing in AM

2) Stop eating in a manner that doesn’t support my health
a. PLAN: Eat 70% of time on Zone Diet and three week (15 days) of Raw Food with Fish

3) Stop failing to honor my wife
a. PLAN: Have Lily rate me as a husband on a scale of 1-10 every day, if it’s not a 10, ask her why..

4) TO BE ADDED….

1) Building initial relationships with other bloggers

2) Reaching out to other bloggers

Lastly, for the next 100 days you need to protect your confidence and you can do that by not worrying, not feeling shameful, not feeling bad about what has happened in your past. Now is the time for you stand tall among all men! This is your moment!

It’s all about Alignment – Personal Growth and Development Day – Day 12-15

This week ended SO STRONG. Literally, my life is on a completely different path than it was on two weeks ago before I started this public posting of my personal goals, fears, growth, development, and concerns.

Let me start with Og (the master of Personal Growth and Development) again: I will greet this day with love in my heart. But how will I react to the actions of others? With love. For just as love is my weapon to open the hearts of men, love is also my shield to repulse the arrows of hate and the spears of anger. Adversity and discouragement will beat against my new shield and become as the softest of rains. My shield will protect me in the marketplace and sustain me when I am alone. It will uplift me in moments of despair yet it will calm me in times of exultation. It will become stronger and more protective with use until one day I will cast it aside and walk unencumbered among all manners of men and my name will be raised high on the pyramid of life. I will great this day with love in my heart.

This week, I have realized the before a person can find their “purpose” in life, they need to align all parts of their life. If all parts of their life are not aligned, then the growth, the “magic” won’t happen! Alignment is when something doesn’t “feel right” for one reason or another. When your action is really not who you are.

For example, this week I realized that there was a MASSIVE part of my business that was not aligned with who I am as a person. See – I believe that my credit program is literally, the cure for our American economy. There are 100 million American’s that need this help… yet, our main package sold for between $700-$1,000 (depending how a person paid). Typically on a teleseminar (virtual class over the phone) we have 7-15% of the people enroll into the big program. What about the other 85-93%? Who are they? Why aren’t they buying it? Maybe they can’t afford it! So, this week, I decided to trust in the power of being aligned (scroll 4) and let everyone name their own price.

We had people name a price of $0, yes $0. When I saw that some offered $0 for a $1,000 program, I felt they were taking advantage of me. In fact, my staff said, “We can’t send them the program, this isn’t fair!” Well, I knew we had to send it, because I needed to be my word. On the call I said, “Do not pay any more money that you can ABSOLUTELY afford right now, as I don’t want anyone to feel pressured financially!” Well, when I called those individuals, the feelings I had quickly left me. These people needed it more than anyone. Their electricity was turning off, they didn’t have gas money for their car, they didn’t have lunch money for their kids. I want those people to have our program!

Then another shocker happened! I called about half the people that enrolled this week … and the gratefulness, the love, the caring that they had was SO MOVING. One by one they offered to help me spread the word about our program. They asked things like, “what can I do?” “who do you want to meet?” and ” how can we spread the word faster?.”

Instantly I felt that I wasn’t alone anymore… and this week, the week of my 38th Birthday, is just the BEGINNING of a very exciting life. This Personal Growth and Development stuff… really works!

Today was tough for me in terms of my personal growth and development. I left the office on Friday FLYING…. Really FLYING. Today I struggled. It goes back to mindset.

For the weekend, I coasted… and I coasted right back to being “realistic.” Today I suffered for this mistake and never will I make the mistake of coasting again. Literally, this day was practically lost because of my mindset. All day I struggled with self doubt and self pity. The irony is that although that is not the person I choose to be, I could not pull myself out of it all day, even thought I started with church, affirmations, and knew, the entire day, that my energy was off.

I’m finally sick of it, and it’s 10:30 p.m., my whole family is asleep and I just read out loud scrolls 1-5 out of “The Greatest Salesman in the World” by Og Mandino. This finally did it… thank you Og. Here is an excerpt for you:

“Today I begin a new life. Today, I shed my old skin, which hath, too long, suffered the bruised of failure and the wounds of mediocrity. Today I am born anew and my birthplace is a vineyard where there is fruit for all. Today I will pluck grapes of wisdom from the tallest and fullest vines in the vineyard, for these were planted by the wisest of my profession who have come before me, generation upon generation. The career I have chosen is laden with opportunity, yet it is fraught with heartbreak and despair and the bodies of those who have failed were they piled one atop another, would cast a shadow down upon all the pyramids of the earth. Yet, I will not fail, as the others, for in my hands I now hold the charts which will guide me through perilous waters to shores which only yesterday seemed but a dream.”
